So my partner and I need to find an apartment that does short term rental ( about 3 months max ) a month to month payment. Most all the places we have looked up and called all have minimum 1 year leases, which we do not want. Is it possible to find one?
In my area of southern Calfornia, they don't do 3-month leases. They only have month-to-month in which you'll be paying astronomical amounts greater PLUS the rent will be different every month. I think in my area, there's also 6-month ones, unless apt complexes are eliminating that too.
Very regional. Try posting your questiin to the local forum. And research extended stay hotels as well as executive housing. And, in some cases, it's cheaper to sign one year lease with a clear policy of costs and procedures for breaking that lease early,

You won't get a regular rental for only three months. Turnovers are expensive for the landlord, so nobody willingly signs on a tenant that they know is leaving in three months.
Look for relocation agencies and they should have a list of short term rentals, often but not always furnished. Many locations in southern CA have these types of places, some are houses and some apartments. They are generally used by people that were transferred by their work. I used on in El Centro CA when I moved there and see signs for one in Ridgecrest CA when I drive through there. They are not advertised as regular apartments, but more under relocation/temporary workers/military transfers, etc.

That's not accurate, Oregon. Our area of Raleigh/Durham has many apt complexes that offer rentals with 3, 6, 9 or 12 month leases. As I said, it's regional which is why I suggested OP post on the specific city board.
I've used homesuite before when I moved across the country for work. They only did monthly leases, but you could lock in a full year if need be. All of their properties were fully furnished, so I didn't need to move which works well when you're a traveling nurse but I'm permanent now, no more contracts.

Depends on the landlord and building. There are definitely SOME landlords in So.Calif. that do short-term leases: 3, 6, 9 months, etc. Though as you noted, they will charge a premium as compared to a more typical 12-month term.
I would do a short term lease but I would charge about $400 a month more than normal rate. Why? Because when you move out I still have to go back and get it ready to rent again. Even if it's just wear and tear. It's gonna cost me money.
And since I'll have downtime I want to be compensated.
Try using HomeSuite. They specialize in short term leases that may be suitable for you. Most even come furnished, which may be good for you if you are looking for convenience. But this option will likely be a little more pricey than your traditional apartment rental channels.
