Plus, tips to score a better lease and deals on ‘fancy’ locations

In today’s market, a seller’s pain can be a renter’s gain. The regions hardest hit by the subprime crisis are some of the cheapest markets to rent. Wichita, Kan., leads the cheap list, where $470 gets you a brand-new one-bedroom with views of open wheat fields.

Yeah but the problem with cheap rent, is that you have to live in Wichita or Knoxville or whatever. If people actually wanted to live in those areas, rent would be higher.

I do like the tips though- there's some I might just use!

I agree with that. Wichita is a very cheap place to live for a city of 400,000 people. You would be shocked as to how cheap it is there if you live most other places. A house that cost $450,000 in Chicago can be had in Wichita for about $100,000 or less. Many nice older homes in good establised neighbourhoods there can be had for $60-$90K. I grew up there. But as a poster pointed out there are reasons for that. One is jobs- the only good paying ones are union jobs in airplane factories and they are hard to come by and harder to keep. Any economic downturn means massive layoffs. And the weather there sucks almost all year. The winters are freezing cold and windy and the summers are oppresivly hot with temps over 100 degrees and high humidity many days. Springs are short and filled with very violent storms.
