You can't change the lease. How is rent being paid to the LL? How is rent being handle? They pay you and you pay the LL?

In California is there any laws or codes that regulate what mobile home parks can charge in late fees I saw in one state the law was 5% of the rental fees and no more than $5.00

Q's?
1. Is the person renting a mobile home or are they renting a space to putt heir mobile home?
2. Regardless of the type of rental, are they located in a municipality with local rent controls?
3. Is the lease for 12 months or less, or is the lease 13 months or more?

So Thursday , Friday and Saturday ? Saturday counts ?
