Mostly it depends on what the STATE LAW there says.
Mitigation of some sort will come into play in nearly every instance.

But if you aren't currently approved for a mortgage and actively looking...
you're not likely to be ready to move out in less than six months.
Don't block yourself with less than a year lease.

What does the lease currently say about early termination fees/allowances/notification/etc?
How does that compare with your STATE LAW on the matter?

California lease/location? The LL has to mitigate. So you can break a lease. As long as you pay rent while the LL finds a replacement you're fine. The LL has to actively look for a tenant.

As for the off hours noise you call the cops not the LL. That's called a disturbance. I as a LL can't stop someone from making noise. The cops can.
