Okay, so I'm a homeless guy with employment of $48K/YR who's getting a government housing voucher that will pay a whole year's rent upfront. Would you take me?
Disease/drug-free and can prove it, no criminal history, only problem with me is student loan debt that's defaulted (terrible credit). But again I'm employed (on the books, too, so it's verifiable) and NYC has a new program that will pay landlords a whole year's rent upfront after a city inspection of the premises.
1) Would you rent to me (or someone like me if you dislike me from these City-Data Forums)?
2) Would you still require first/last month's rent, security deposit, or anything like that? Why, if you're getting a whole year upfront?
3) If an agent/broker, would you still charge me your fee/commission? Why and would you consider a discount (and how much if so)?
Just tryin' to understand the mindset of a landlord/agent/broker WRT this new program's offering. Thanks for any insight!
What type of voucher are you talking about? I find it very hard to believe that you qualify for a voucher with a $48,000.00 a year job. And no...I would not rent to you only because I do not want to deal with the inspections and the massive amount of paperwork that come with voucher programs.
At 48K a year Income....Why are you Homeless? Why would you even Need Gov assistance to rent or even buy???
BTW I get Less than $10,000 a YEAR I am on SSD & Section 8 & SNAP! I Have to pay Full Deposits & All Fees & Full 1st months rent Before the Section & kicks in! YES Pay the Fees!

It's called SOTA -- Special One-Time Assistance (and no you can't find any info on it except in one place online [and then, only barely]; it's really new and perhaps even just a pilot) -- it was designed for homeless people who make more than the ~$24K maximum for other programs (NYC's really expensive).
I don't think there's a massive amount of paperwork but yes there's supposed to be an inspection -- the reason why I say "supposed to be" (and, incidentally, also why I don't think too much paperwork if any's involved) is 'cause my shelter's so-called Housing Specialist seems like a very lazy and uninformed city worker type so I think she just wants to move my case off her desk and, given my outstanding prospects for a homeless person (IOW, not the typical homeless person), make herself look good by placing me in housing....

Long story short, NYC's extremely expensive ($48K is laughable here; it's ~ $35K after taxes and even just rooms in bad parts of The Bronx can cost $1K/mo.)...and yeah I can shack up like Mexicans (or late 19th Century Irish, for that matter!) but if the shelters are available and my taxes have already been paying for them all along (working since 14 and 44 now), why not....
The answer is no. You have terrible credit. I never take a full years rent up front. I don't want to deal with government inspectors. I never do leases, which I assume your city would require before they would give me a full years rent in advance
Plus, my rentals are nowhere near New York so it would be a long commute for you
But why's it a problem if you've got your rent already for the year? Let's say I'm just looking to rent for a year anyway (which would most likely be the case as I have plans...)...the whole point of a credit rating is 'cause the money isn't all available upfront. So why insist on credit when the money's already there?
From my POV, it's as if I'm ready to buy a car and pay in full but the dealer's insisting I take credit instead!

Why don't you ever do leases?? Who are your tenants, then (in terms of demographics)?

Well, I didn't mean you personally (just as I'd stipulated that I didn't necessarily mean me personally)...just trying to get a feel for the "market conditions," shall we say....
There would be no reason for the landlord to charge you first or last month's rent if you (or more accurately, your voucher) will be paying the entire years' rent upfront. However, you would probably still be charged a security deposit. Why? It would be used if you were to damage the apartment or to cover the cost of eviction if you refused to move out at the end of your lease.
If you have a clear background check and this voucher, I would assume you will be able to find a place to live. Of course, some landlords will insist on still running a credit check. I'm sure there will be some who will be enticed by the huge lump sum payment and who would be willing to bypass the credit check.
The government agency that you are working with hasn't given you any tips about landlords that it works with?
