We always offer early termination clause and it works well.

Everyone can have a hardship or change of mind or change in their life as a reason to move. Overall
Owners benefitted from the early termination clause and made more money when a Tenant left early as in many cases the owners could legally double dip.

No Tenant has left like a thief in the night as we had happen before.

An early termination clause is usually beneficial to all parties. Most states require a LL mitigate damage anyway, if a tenant just decides to break the lease.

This actually gives the LL some protection in the sense it gives them time to find a new tenant without losing money, in theory anyway
