What the landlord did was wrong. But you'll spend a lot of time and money trying to recover a very small amount of money. And you may not succeed.

We rented a place starting on Jan. 1st. When we moved in it was fiflthy and they sent a maid who did nothing because we had stuff everywhere so we had to clean ourselves...it was disgusting and we did take photos. The garbage isposal was stopped up and the sink had about an inch of dirty water for about a week. Our oven was broken for about a week. We were supposed to have closet doors put in before we moved in and that is yet to happen. Our lease included a garage which we didnt have access to for over 3 weeks so we had to store our bikes and other garage items in our living room. I think we deserve something. Someone please help. I have been looking up laws and not really finding anything.

Was the place filthy when you decided to rent it? What does your lease say about appliances, maintenance, etc. It seems that the LL has probably violated the terms of your lease agreement and you probably do have a case for some pro-rating of your rent but it's very much dependent on what your lease says. If you don't understand the language of the lease and can't afford an attorney you may be able to seek some basic help from your local Legal Aid office. Good luck.

What condition did you expect the home? Just asking because I always get people offering to clean and paint in exchange for lower rent... I never do it... but, I'm amazed at how many people offer.

It is not unusual to experience an increase in maintenance calls the first month... everybody lives differently... rented a home to an elderly lady for years... when I rented it to a young family I was there constantly the first few seeks... Water Heater went out, new tenants children clogged both toilets and drains backed up... once we got through the first month, everything settled down and I think we are both satisfied.

If the home was promised a certain way and not delivered... you have every right to ask for a concession... nothing wrong with asking and that goes for storage fees incurred if the garage space was included in your rent and unavailable.

Well I certainly wouldn't call it an 'entitlement mentality' to expect a business to comply with the contractual agreements they sign.

If the laws in your area allow for 'repair and deduct', then I would do that--determine what area garage rentals cost, deduct that much for each day you were unable to use the garage, and send a copy of the formula by which you arrived at that deduction along with next month's rent.

If your laws don't allow for 'repair and deduct', I wouldn't raise too much of a stink. Maybe call up the LL and say 'how much were you planning to reduce next month's rent by because I wasn't able to use the garage that I was paying for?' and see if they are willing to be agreeable. If they aren't willing to reduce your rent, that obviously casts a negative tone on your relationship with your LL but pushing it further will just make it even worse.
