What is the name of your state (only U.S. law)? Alabama
Hello,
we have a 12 month contract, which was started on 8 of February 2008 and end on 28 of February 2009. We want to move earlier out of the appartment, around 8 weeks before the lease contract is ending. This is not a big thing. We can pay the rent for the two month till the contract is ending but we also have to pay still the utility bill.?????
Is this right or against the law. Can they do this even when we are not living in this appartment any more and do not use any water or garbage? We are not talking about $20. In this wonderful Alabama county Jefferson the water is so high. We do not waste water, we are trying to safe it, but still got $75 utility every month. So they would like to charge $150 for two month we do not use anything. Can they do this? Te next thing is. What if we are moving earlier: Can they re-rent the appartment and get double of the rent?
I'd just shut the utilities off, take them out of your name. Usually they don't shut them off. Usually they leave the utilities on, but remove you from the responsibility
If the LL rents the places before you're rent is up, they can turn the utilities back on and refnbd you some rent money.
The point is we are getting the utility bill or water bill ffrom our LL. It is a big company which has a lot appartment complexes. We have to pay the water bill direct to the LL, so we have not controll how much water we really used.
Check the state website on renting/leasing statutes. It should be illegal to charge you rent and utilities and re-rent the apartment, thereby collecting double rent. trouble is your dealing with a large corporation, so it's difficult to discuss or communicate your concerns. If your not in the apartment, then you won't be using any utilities, they should not be able to charge you as if you are living there. check the local laws and see where it is addressed and quote the law to the management.
