LOL, try to win in court on a disputed personal definition of cleanliness, music that does not violate any noise ordinances and having cigarette butts does not mean that anyone actually smoked in the house. If a landlord wants to act like a dbag, there are many ways to run off buyers that don't technically violate any lease provisions.

For example, I saw nothing in your clause that says a tenant must be fully clothed and refrain from cooking up a giant batch of the smelliest most disgusting food they can find prior to each showing.
