I have a house that I need to rent. I know some people that would like to rent it. My problem is that they are younger and may be in that "party" age. How do I ensure they dont / or protect myself in case they do have parties with underage drinking, drugs, etc? Is there a clause in a rental agreement that waives all my liability should someone get hurt while in my house rented to someone else?

Trust your gut find a new tenant if you have to ask about them you already know it’s not a good idea.
They are friends of my oldest son. They have been taking care of the house while we have been out of town. We know them (they are young and reckless) and their families. Do you make exceptions? I have nothing to base the party thought on except for their ages.
Take a chance if you want, but consider the worst possible scenario,
if they damaged the house, or stopped paying rent, how would taking them to court affect your son's friendship or your relationship with their parents? Just throwing those thoughts out there.
