As a LL, I would issue the eviction notice the day the grace period is over and recind it only when the rent and ALL late fees are paid. As a LL, if I receive the rent early, dated the first, I would hold onto it until it is due...the 1st.
You decide what's best for you.
I think what happens sometimes is that a landlord gets so used to you sending the rent on time that they don't even bother to think LATE because of the tenant's reputation of timely rent payments.

UHM, landlords keep books and daily deposits and record every payment you make and the day you make them. The review of your payment history when trying to secure a mortgage also looks at the number of times you paid past the 1st regardless of grace period. You're just totally screwing yourself if you are taking advantage of that.

Obviously you've never been a landlord. They're not philanthropists, they're business people.
I don't understand. You are going to get paid a week before your rent is due and for some odd reason, you think it would be better to use that check on (insert other thing here) than to pay your rent on time? Why not just pay your rent a week AHEAD of it's due date and spend that check coming on the 7th on (insert other thing here). Why, if you CAN have the money available for rent on the day it's due, would you not use it for rent? And why, oh why, is this matter worth 2 separate threads? ???

My feelings exactly. Pay the rent early and you save money = no late fees or negative marks on your record.
How about you give the landlord two months rent at once just so he can have the thrill of the feeling of having more money than usual
And btw, any tenant that continually pays after the due date and in the grace period, I consider as an habitually late payer.
Grace periods should allow for things like mailed payments that don't make it on time... not an extension of a due date.
The laws vary from state to state. Here you would be obligated to pay a late fee for every day the check is late if the check is not received by the 3rd of the month.
I don't understand why you can't send the payment early or simply not spend your rent money for the one week before it's due.
