I do agree also ; to a point. One tenant is great and we get along fine ; pays on time, lets me into the house when it is being inspected etc ; keeps the house clean, nice etc. Has my total respect.
The other tenant ; blows my mind. She has this entitled attitude, yesterday she called to say a screen fell out of the window and could I put it back in. It didnt even need a tool ; she is not working, I am working, going to school full time, have kids etc, but yet I am expected to fix it. I did it within two hours of her call. The outside of the house is a mess, garbage, etc its just a pig sty. Nothing is her fault. I have tried to help her, but when the rent is 3/4 months past due($128 x 4), now her benefit has been reduced so what are my chances of getting the rent of $700 from her on time every month!!
I would be better if she cooperated a little more. There are great tenants out there ; and there are great landlords out there. Unfortunately we hear more of hte bad stories than the good ones.

I get email updates from a website which is specialized in LL/tenant issues and they gave great advise and I learned a lot from them, specially not to listen to the tenants b.s. and have your contracts clearly statin about costs of lates fees, interest and what they can and can't do.
Ever heard any of these stories/excuses?

So to all tenants...read the link that i posted before and read all the excuses...if your excuse is in the list, forget about it....try to come up with a new and better one, maybe we will start to believe it....

Having the 3 day notice posted is not the same thing as an eviction, and those do no go on your credit report. That is what tells you that they want you out, now! But if you go to court and get evicted, that does go on your credit report. Once that happens, no on will want to rent to you regardless of the reason.

So, move out, have a witness with you when you return the key. Once you turn in your keys, do not ignore an already scheduled court date. If you already have a court date, go to court and state that you retuned the keys on whatever day and there is no need for an eviction and the case needs to be dismissed.

If you get a 3-day notice to pay or quit, pay or quit. After that 3-day-notice, the landlord has the right to (and probably will) start a legal eviction process on you. 'Whew Hew!!! 30days through 6-months of free rent right??'...WRONG. You may be able to utilize the system to stretch out your time before a judgment is rendered but at the end of the process, if the landlord wins his case, you will still have to pay the back rent and even if you win, you will still have to pay all (or, at least some) of the back rent. There are no free rides in this process. So, maybe you wait up until right before the courtdate and then move out? Well, then the landlord will win the case in a DEFAULT JUDGMENT, awarding him restitution. What's one more bill to you? Well, down the line when you apply for another place to live...here is where you start paying.
Prospective landlords will not want to rent to you. You might, after some searching, find a landlord willing to rent to someone in your circumstances; however, it will take some looking on your part, more money out of your pocket in order to get in than someone without an eviction on his record and chances are...YOU WILL BE IN SOME OF THE WORST PART OF TOWN. Evictions on your records can even stop your attempts at home purchasing. Suddently...30-days to 6-months of free rent does not seem so apetizing, right? If you have made the above mistakes and want relief, try www.RemoveEvictions.com . You can find out what is on your Rental History Records, now and have them remove them for you (or, assist you in removing them).

WIth all the people losing their jobs it can happen to even good people.I am one of them.After losing my job I was no longer able to afford the apartment.So, before a 3 day notice was posted I gave the leasing office a hand signed letter stating the reason why I had to leave before the lease ended.Lost my deposit but I had no choice.I am guessing that an eviction notice was posted on my door after I turned in the keys with the letter and vacated.Before this happened for the 4 years I occupied it the rent was early or on time.Do I deserve to be denied ever renting again ?

In Chicago the police cars say "We Serve and Protect"
They should say "We Serve and Protect Landlords". It is much more accurate.
I have been illegally locked out of my apartment without notice as required by law.
I called the police only to have them laugh at me. Meanwhile my cats have been taken by animal control and are probably dead by now. I have court tomorrow and I will prevail. but how much money can replace my cats, pictures of my family dating back hundreds of years, My lifes work of writings and recordings, over 1000 records, hundreds of dollars worth of clothes and much more?
Even when the landlord scumbag said that he had removed all of my stuff, I could see a lamp and a cheesy nutcracker of mine in the window. I called the cops and they physically took the keys from my hand after I said that I would give them up if I got a reciept. No reciept. then one of the cops went into the apartment and got my lamp and told me that the landlord was willing to be a nice guy and arrange a time for me to get my stuff. Sure enough, he was. All I had to do was to drop the charges against him, and then I could get my stuff. Welcome to Chicago.
