Default Basement apartment evictions don't mess up your record?

So, I'm currently evicting a tenant from an illegal basement apartment. Yeah, I know...I Know, it's illegal. Anyway, he calmly says this eviction doesn't matter. If any other landlord looks at my court record I will tell them that you rented an illegal basement and broke the law.

I said well it's nice to know your not fretting over this whole ordeal.

Now with that in mind, would you rent to a tenant who had an eviction from an illegal basement? Would inquire further? Or think this guy is trouble?

I might try to find out why if all his other credit history was good, but my tendency is to turn down evictees flat. I don't need the hassle.

Why are you evicting him? Non-payment? Illegal activity? Did he withhold rent for a reason that he felt was justified?

It would really depend on his salary, his rental history before renting from you, his income, and the reason why you evicted him.

Yeah your right. This guy now has bad credit due to his new child support payments. Supposedly, they are taking more than half of his pay check leaving him with little money to pay rent and bills. He owes the cable company more than $1,000 and the gas company a few hundred and now child support says he's backed up about $4,000. But I am not sure if any of this would show up on his credit report.

I actually, have a tenant who was going through an eviction for non-payment in another apartment. I called the landlord and they said she's not paying her rent. Her story was the building was condemned and the structure was damage due to construction. The buildings department ordered an evacuation of the whole building and she ended up living with her parents. However, all of her belongings was still in the apartment, and according to the owner this means she is still occuping the apartment. I check out nyc.gov and sure enough there was violations up the wazoo for this property.

I spoke to her parents and they provided financial statements with all of her rent in escrow. I also got a reference from her boss (a school principal).

She has been in my building for 2 years now.....never late
