Received my renewal for my rent today in the mail and saw that my rent will not increase for the 2nd year in a row. I'm not complaining one bit I'm just so happy i can save more money this year and next year. I'm just so surprised that it didn't go up 10 or 20 dollars after not increasing last year.
So once again, in 2010 my rent stays the same and my salary will increase. Shocked and Happy at the same time.
I haven't raised the rent on tenats in one building for 5 years. They are all good tenants and the building is paying for itself. I don't want to be greedy and take the chance of losing some good people. other buildings are a problem with frequent turnovers, those are the ones that the rent goes up on with each opportunity. With that said, I should also say, I make improvements to each apartment whenever it turns over. One of these days it will be stable and I can stoip raising rents and stop having to redo apartments every 8 or 12 months.-

I guess it's confusing because when the new owner took over in 2006, he raised the rent $55 in 2007 and $55 in 2008. But in 2009 and 2010 no increase which is a shock and blessing at the same time-lol

Rental vacancies are at an all time high or close. Some people are negotiating lowered rents because they could move out and find a cheaper place. You're just lucky you aren't unemployed and are making more money.

The rental prices were increased to bring them up to the average for the area and rental itself. The $110., brings them up to a competetive but not excessive amount, raising the rental price beyond a competetive price, might spur you to look at other options. Landlords like a good tenant who pays there rent on time, it's better than a revolving door of yearly move outs.

I agree. I didn't raise rents in 2009 or 2010 for this very reason. I feel the rents are competitive and reasonable in this current market.
I did hear about a report on the news the other day about rents rising 10% in 2011. We'll see what happens over the next year.
I kept my rent for my tenant the same this year, next year, maybe a different story.
