Wow 7 months late. I am not a LL and I would have evicted her 6 months ago. She gives all renters a bad name.

I'm a LL and would have filed eviction 7 months ago. Three days after the rent is late, eviction gets filed. It's a business, not welfare or charilty. It does not matter what kind of car you drive, where your kids go to school, or where you live...it's a business. If she came from a shelter, that;s her problem. Having to pay $128 a month for rent is so cheap, even a minimum wage worker would be able to handle it.
Get over your guilt. Mistakes have been made and if you don't feel you can handle being a LL, sell the house and move on.
we all learn from mistkes...except your tenant.

Yep, $128/mo is so cheap she could have made that much picking up cans in her spare time. Kick her out.

I'm a tenant, not a landlord.....

I think the OP has been more than generous with this tenant. The tenant could have walked around picking up soda cans for the $128 month that she's supposed to pay to rent an entire house!!!!! It's not like she suddenly got sick or injured or lost a job and put off the rent. She's been doing this to you for quite a while and now is 7 months behind.

Do NOT put off these court dates!! Once you do, you'll never see any money. The "friend" will say something like "oh, I can only give you 2 of the months rent and I'll try to get you more" and you'll never hear from her again.

If her friend is that concerned, let her friend take in the tenant and her 5 destructive children. You are not obligated to support this person at all. You were nice enough to give her a break by allowing her to be late on her "rent" in the past.... Enough is enough.

Man I'm jealous. Where I am from at one point our section 8 had a 7 year waiting list and now its down to 3. I never signed up its not worth it. 128.00 is cheap for rent. She had it nice.

Why not? The 3 or 7 years are going to pass anyway, so why not be on the list?
