As of tomorrow, my rental listing has been on market two weeks. Several showings and only 2 apps completed. But the longer it is out there (Zillow, Hot Pads, Craigslist) the less inquiries I am getting. This is the perfect time of year with graduations and residencies starting.
I get great feedback and comments that people like it but no real follow through. No real concerns about my price.
I am asking questions to determine if the people inquiring meet my criteria.
What am I missing? Any tips for quick turnaround? I hoped to have this lease taken over by June 1st but that window is quickly closing

It's almost always about price. When it isn't... it's mostly about condition.
It isn't available until 5/1 which will run off a good number of prospects. People don't plan very well so you will find most people are doing their searches last minute. Even thinking about a price drop before it is even available is stupid.
Rabrrita. I had two people complete application and submit to background checks. My top contender backed out and the second applicant I denied because I didn't think she was a good candidate.
It's about price you need to find out what going rents are in the area, not what others are listing at. Also people are going to want a second or at least a half bath with 3 bedrooms so they will seek those out first and pay more for them. You allow dogs so that's a huge plus, just be careful about aggressive breeds.

She changed it but even so I disagree. Unless they are a first time renter or just moved to the area they would need to give 30 days notice at their last place so many should have taken the place especially if she could hole it until May 1. That's kind of a benefit for some renters who don't need to move in right away.
I can't imagine 5/1 stopping people from inquiring. But I changed the date to reflect immediate availability. The house shows well so i hope lowering the price may open it up again. Thanks!
