You were probably actually late on the 2nd. Just because there is a grace period doesn't mean you paid your rent on time between the due date and the grace period.

Exactly...The grace days are basically to avoid issues because the mail was late....If the rent is due on the 1st...a day later the rent is late!

Most State laws have a grace period unless the lease is different and both sides have agreed upon a change and both parties have signed!

anything after the first is late, unless your from the 15th to 15th, that happens in some cases.

Some places have a grace period I don't know if New Jersey does. That sucks you got hit with a late fee when you were only a week late with 25% of your rent! Your landlord must be a real A$$!

In the future if your going to be late on your rent you should call and tell them first. I did this before and my landlord was grateful I gave him a heads up and waived the late fee. If your a good tenant I don't think they usually care. They just get mad if it is after the rent is due or if your in the habit of sending it late.

I have rented from 4 different Landlords and I have gotten along very well with all of them except 1. But that 1 was one of the biggest psychos I ever met. For example she left this insane screaming message on my answering machine because my rent was over a week late and she was going to evict me. She left another voicemail like 15 minutes later calmy letting me know that she just found my rent check at the bottom of her mailbag (whatever that is). Never apologized or mentioned how it had been there for 2 weeks. She even calmly told me that if I wasn't in the habit of sending the checks only a few days before it was due she wouldn't have thought it was late.

So from experiance I would still call about this and argue with her/him about it. It probably won't due any good but he/she may start pushing you around if you let it slide. You have a lot of rights as a tenant and you can really make him/her life miserable if you wanted to. If she isn't respecting you it may be a good idea to remind Him/Her of that then start looking for another place to live.
