I have envy now........... I can't stay in my home city/state, because it's just too expensive. On a very limited income and a disability, I have to move.
And it's interesting for me to find this thread today, 'cause I was seriously ready to chuck all my research and find a hole in the city to put a cardboard box in, and hunker down. lol

Well oil up that trivia wheel because we're coming sometime later this year/early next! And we met a group that invited us to join them. Perhaps we can all do that. Kiwi Kate went with us last summer and we had a blast.

In response to an earlier post. I will no longer do roofing. It's just too much.
I was skeptical about HD doing the roof on my last house. My builder son checked it out and said they did a fine job and it was a 50-year that I was able to pass on to my buyers. Son did the roof on my current house and added a dormer, for less than what other contractors would have charged. I told him he's got to warranty it for life. If one needs to cut corners in remodeling, I would say never on a roof. The torrential rains we've been having across the country this year, and who knows what kind of northern snow and ice in the future, warrant a really good roof.

Oh, we will. No way would we miss a chance to get together. And MMoB has already mentioned being unhappy about not being able to get together for trivia. Sounds to me like a night at McMullan's will be in order!
As for housing, places we looked at last year that were $200k-$225k are now over $300k, and we won't pay that much for a house with that square footage..

My man, You have had great market timing buying and selling. You got out of your previous home at a great time and landed solidly on your feet with each place you subsequently bought.

One of the reasons we are holding off is that we expect the bursting bubble. I've been doing research regarding the market there and the majority of what I find (not including the RE agents that post on the CD forum ) is that it will not be sustainable.
Today I am going to start on the first project. Or at least figure out what it takes to start.
I need to remove the counter top in our master bath so I can pull out the cabinets and gain access to the area behind them. I need access so I can install the plumbing for a second sink.
The problem is that the counter tops were custom made when the house was built and I think they nail gunned the plywood to the cabinets then laminated over that. It might end up being a pain in the butt getting it off. On the plus side, once I know how to get it apart I'll be ahead of the game in the other two baths and the kitchen as they were all made by the same finish carpenters (Who, incidentally, were trained by one of my brothers).
I do need to remember to take pictures! I almost always forget to during projects.

I have a funny feeling Tek you probably will be using the saws-all and making new countertops. Unless they are special material the time spent taking the vanity apart is not worth the cost of a new one. Keep that in mind. Another option is if you have to get into the wall behind the sink consider going the opposite way. For example my bathroom wall is the hallway in my house. If I need to get to the plumbing say I just make the cut in the dry wall in the hallway. It is easier to repair dry wall now a days then to rebuild counters.
