The Foothills/Piedmont of North Carolina fit all your requirements. Here, we celebrate collegiate sports with the enthusiasm many feel for pro teams. But we also have pro football, basketball and hockey--and minor league baseball, as well.

There are lakes all over suitable for boating and fishing and many spots where you can buy a home or condo at a reasonable price with either a lake view, lake access or lakefront site.

Outdoor activities are the hallmark of the region. And the mountains (several different ranges) are visible on the horizon and only an hour or two away, depending where you choose to live.

Taxes are reasonable and would be considered "low" when compared to many regions of the country.

Depending on where you choose to live within the region, there is a casino (Harrah's, Cherokee), but it will require some driving time. In other words, doubtful you would find it convenient to hop in your car in the evenings and drive there and return a few hours later. It would need to be a whole day event.

Four seasons weather.

LOL Q44, our small ranch will be for sale in a year.

The Flames are leaving and the Civic Center is up for auction. They are taking sealed bids on it now.

If you stayed a hair south in Saratoga county your taxes will be much lower. Think Moreau, South Glens Falls, Wilton, Corinth, parts of Lake Luzerne.
