Any one have suggestions for place to settle down im about 5-10 years away from retiring

I am looking for the following perfect locations to buy smaller ranch

1) low housing costs and low taxes
2)water-lake for boating or possibly ocean or intercoastal
3)mountain views important
4) professional sports teams football/hockey
5) casino within driving distance
6) outdoor activities like biking, hiking
7) climate not important cold or hot ok

I will be interested if I get any responses

Can't speak of the Gulf or East coast, but I do know that such a place does not exist on the West coast . . . anywhere.

"Everybody" wants to live near the beach, or on a lake. Being close to major cities mean that more people want such a lifestyle than there are properties available. It's the old "supply and demand" thing. Too much demand for the supply, so costs are very high.

Good luck in your search, but I fear it will be fruitless.

Except for the "4) professional sports teams football/hockey", the Show Low / Pinetop / Lakeside area of Arizona would fit.

This OP reminds me of the poster in another forum who wanted to be told which area of Florida is absolutely immune from hurricanes. Well, that doesn't exist in the state of Florida.

Likewise, the question in this OP is a contradiction in terms, because it wishes to combine low costs with a high-demand situation, as already pointed out by at least one other poster above. There is no answer because the location fulfilling all the criteria does not exist.

Well, there are lakes around Phoenix. Do you mean you want to live ON a lake, or that you need to have access to a lake?

You can live quite near Lake Pleasant, for example, find great housing prices, professional sports teams (you did not specify "winning" teams, and hope does spring eternal), casinos nearby in the valley or a quick trip to Vegas if you prefer, beautiful mountain views no matter where you are in the valley (and I say that as a lifelong Montanan) with the attendant hiking opportunities whether you are downtown or on the outskirts, and the climate--if you ask me--is divine most of the year and livable the rest.

So it depends on what you mean by lake living, I guess. Maybe desert wasn't what you had in mind, but Phoenix ticks all the boxes.

Well, I can get you all but the mountains. Try the northern half of Wisc. along Lake Michigan. We're looking around Manitowoc right now.

How 'bout around Glens Falls NY?

Houses and taxes are lower than other areas of NY, especially for a small ranch.
Boating on Lake George or Lake Champlain
Mountain views? Oh yeah, The Adirondacks and the Greens
Pro Hockey, The Flames AHL team is there plus it's a reasonably short drive to Montreal, plus you get most of the NY teams on cable
Casino, Saratoga Racing and Casino, more coming.
Hiking, biking, definitely. Trails all over the place
Cold OK? Upstate NY has that covered

Boulder City, Nevada (has Lake Mead)
Mt. Charleston (lots of mountains - can drive to Lake Mead-1 hour)
Henderson, Nv. Can drive to Lake Mead in 20 min or Ca. to ocean in 4 hrs.+
All have casinos very close by.
