I own a few houses, varying in price, but my first house has been converted to a rental for several years and I'm considering selling it and buying a different house.

Biggest reason is that I would prefer to live on a quiet street, and after having lived there for almost 3 years, I wanted peace and quiet. The house gets more traffic than I would like during the day. I lived there for a few years before. I could move back in, but considering the house has gone up in value along with others, why not just sell it and buy another of similar or equivalent value that is in a better location, not on a busy street, even if it is in the same city?

It would make it easier to tolerate living there. And I could still use it as a rental anytime I want. I just don't see much of a benefit to keeping it and moving back into it, vs. sell it and buy in a better location and move back into it.

I am not sure but a guess tells me you are the Tacoma area. I can tell you that when I was there back in the late 70's it was a hopping place.

Only you can answer that and with the lack of information of what you are looking for and how much you think you can get for the house. Still if the numbers can work then follow your heart. Otherwise you might have to hold a while longer.
