Lower rents, higher quality of life, more and higher paying jobs. Study was done for Millennials -- but some seniors looking for a place to retire, with lower rent rates, good quality of life and possible jobs if needed to supplement retirement income, might consider these.
Raleigh and the Triangle in many ways fits that description. It has attracted a lot of transplants. Many young early in their careers and many others retirees done with their careers. I know my oldest son and I/We fit that description. It can attract the younger ones first and then eventually their parents.
Many of these cities are going to have high quality of life, reasonable cost of living, some have good weather (Charleston), etc.
I've noticed that areas with little in the way of jobs are often sedate and missing other things important to most people. It is hard to have a vibrant area if the job situation is awful.

I, myself am planning on staying put in a major metro upon retirement. Having done the small town/rural lifestyle I decided it was not what I would want in retirement.
