Pulte purchased Del Webb as well as a number of other builders/developers. The retirement communities are still advertised and marketed as Del Webb communities but the ownership of Del Webb is now Pulte.

Pulte Homes, Centex, Del Webb, DiVosta, and John Wieland are all Pulte companies.
You might want to check your city/county land records to see what undeveloped land the developers own.
Since your goal is 10 years out that gives you time to see if development marches to where you want to live.
