Knoxville is friendly and tolerant of northerners. Anyone who exercises common courtesy will do fine.
For downtown, $150,000 is doable but you'd have to do some looking and bargaining. $175,000-$200,000 would get a brand new loft in a restored building. The downtown market is trying to find a level right now. There's been a lot of building and prices were going up, now they're dropping a bit.
In Fountain City, you can have your pick at $150,000 and even buy a 2 bedroom, 2 bath condo for less than $100,000. Older but nice and well equipped.

We visited a Del Webb community here in Atlanta metro last week. The houses were the same, but I noticed that many residents had personalized theirs with front porch statues, flags, plants, etc. And flowers and plants were allowed, with approval, in the front yard. It did seem to make the area more "homey."

Golf carts are allowed, but not many people had them yet (newer community).

Peachtree City Ga. It's near Atlanta and it's famous for it's golf cart travelers. It seems to be a nice mix of people with retirees leading the pack. shopping, doctors and everything else nearby. The weather should suit and with the housing market the way it is, you should be able to find what you need.

Check out Sun City just south of Tampa, Florida. It's a lovely place and they do use golf carts as their main mode of transportation. The weather is warm and sunny most days and right now there are homes in your price range. You can check them out on realtor.com. I don't know how long the prices will be this low, so I would check it out soon. I hope this helps!

Thank you also to those who posted mentioning the Del Webb sites -- too constrained for us, but perfect for some.

Also thanks for the idea of checking out Peachtree City in GA.

Some places that seem great at first turn out to be totally unsuitable for walkers/golf carts -- you still must drive too much (Hot Springs Village). Others we are discovering that we never even heard of before.

I live in Arkansas and know it well,
Hot Springs gets really hot in summer, humid, no wind, pretty intense.
But it's certainly less crowded than a lot of the country, and affordable, and pretty.
Eureaka Springs is up in the mountains and cooler. Quite an eclectic crowd and lifestyle.

Me personally, I just bought a place in The Villages, FL, for under $150K brand new and well finished. 1200 square feet, but all I need. Plenty to do there that you won't find in Arkansas.

Default 55+ golf cart commuting in SE (besides Villages)

Retired couple very interested in The Villages Fl concept for using a golf cart to get everywhere. Are there any similar 55+ communities in Souteast that have this golf cart transportation, not just within the community but can reach groceries/shopping/Drs etc. Have looked but can't find anything on web.

Default SE 55+ community that has golf cart transportation

Retired couple looking for a 55+ community,besides The Villages, that has golf cart transportation to get everyehere not just in the development. Great concept to be able to drive to shopping/Drs/groceries without a car. Any ideas? Range of $250-$300 for home.
