Have you been to Oriental NC? It's the sailing capitol of North Carolina and is on the Neuse River near New Bern. The average age in the town is 59,and allthough house prices are in the 2-400,000 range there are lots of rentals under $700. It's also about an hour from some of the most beautiful beaches on the east coast.

Check out Lake Guntersville AL. It is a HUGH lake 67,000 acres part of the Tn river.

You can sail or motor boat on the lake. Housing is very reasonable in N. AL. Property taxes are nil compared to FL.

Scottsboro or Guntersville are both nice little towns near the lake.
