These are Army troops sent here for up to two years at a time for school. The rate is guaranteed and they won't wreck the place. The management company even hass a scam going with cleaning the places when they leave.

I've found that selling covered calls on solid "keeper" stocks is a simple way to earn a decent return. Its become a bit of a hobby and takes very little time with low risk. An inter vivos trust takes care of most of what will be left at the end. We don't have large assets to worry about and our investment funds are not needed for our basic lifestyle expenses (pension/SS cover those $). Hopefully my investing will generate enough cash to give it away to any of the many worthy causes that need a hand.
