Ok so I will be moving to RI in the next few months (hopefully) and have been looking at houses but know next to nothing about the area.

I've seen some mixed reviews of the Washington Park area and just want to get some input - ???
Is it safe? Shady?

Since I'll be buying - I don't want to screw myself over. I need someplace that's not crazy expensive (in New England I know that's a lot to ask for) and in a decent neighborhood. I'm not opposed to anything in souther MA either - I live on the NH border now but it's way to in the boonies for me.

I don't need a ton of space or anything - just someplace not shady or scary b/c I'm a big wuss. LOL.

Better neighborhoods or areas?

I wouldn't. But if you do, stick close to RWPark/Zoo. Better areas: west Providence in the area of Providence College - if you want even between Smith and Chalkstone in the River Ave area and west, depending on your budget. You could even look at Cranston, Johnston, Pawtucket, Central Falls. You could try Mt. Pleasant area also.

I wouldn't buy in RI "knowing next to nothing about the area". Why not rent first for a year and take plenty of time to visit different cities and different neighborhoods? There are loads of affordable houses available but- but to jump in and buy in Washington Park without knowing the area- makes me shudder.

Yes, I have. I used to do title searches in those 2 towns often so I really got familiar with them. But other than visiting family and friends, I HAVE been away too long and I do miss RI. And now the new move to TN will take me even farther away.

Depending on the area of TN you are heading to, TN is a beautiful state ! I love the south, a kinder gentler lifestyle and great quality of life especially just over the NC/TN border near the Smokies. Knoxville, Maryville, etc. Chattanooga is soooo nice. Best wishes to you in your new adventure.

Thanks, Quilter, but we are headed to western TN, along the Miss border. I went to college in the northeast corner, not far from Maryville and it absolutely is gorgeous, similar to RI in many ways but no beaches. Where we're going we had to put in a pool. We're surrounded by hundreds of acres of woods and some ponds but no real beaches.

Washington Park ? we used to call that "zipperville" .. lol.
Stay away from South Providence unless you like the hood.

I'd put up with Republicans if they are kinder and gentler. Is it really like that in the South? I definitely wouldn't buy in Providence without knowing the area. Alot of people have thought areas like WP or Elmwood will gentrify some day, but they never really did. But who knows, maybe the lifting of the parking ban will work wonders for the city.

We need more info about your life to really help you, such as whether schools matter, what your work situation will be, do you own a car or not, etc. In absence of that info, for cheap, safe and not particularly large housing in the Providence area I would throw East Providence into the ring. It's a safe, dense suburban/light urban (lots of 3 floor multifamily type stuff) area that is a 10 minute drive from downtown. Lots of working class Portuguese. I don't know anything about the schools, and it's not going to win any awards in the nightlife/arts/dining scene, but it is safe, affordable and less than ten minutes to everything Providence has to offer as well as lots of big box type shopping in Seekonk to the east. Parking in Providence is kind of a mixed bag, and depends on when and where you are going, but it is often very manageable and the affordable suburbs are very close in driving time (some traffic at rush hour though) to the city compared to many other NE cities, such as Boston and NY. IMO, the only reason to live in Providence instead of outlying suburbs (especially if you are on a budget) is if you are going to live somewhere that is walkable/bikeable to places that you frequent. Washington Park can meet that requirement, but like others have said, it's not the best place to live.
