Yeah, it's quite interesting looking at population numbers and the history of major league teams. The Milwaukee Metro with 1.58 million is clearly the smallest MLB market, in fact there's like 13 or so metros larger than the beer city, including Providence, that don't have a MLB team, although many of those other metros have at least one, if not 2 of the "Big 4" major leagues.
I feel for Providence and Rhode Island, in a weird way, where its location (between the Boston and New York metroplexes) similar to Hartford and Connecticut makes it have a "good sized" population being in the northeast megapolis, but you also get overshadowed by Boston/New York.
Since the blame season is now upon us, here is another villain in the Pawsox saga:
Andrew Gates - owner of the Apex site
He saw his chance at a big payday and wanted to gouge the city for his property.
Assessed value: 4.3M
City Offer: 10M
Asking Price: 20M
Gates operates the Apex retail business which has a store in a fraction of the building and also sells online. Most of his building sits empty. In order to get some revenue, he has rented out the former garden shop portion to a church. The property itself continues to deteriorate and the owner has been cited for upkeep issues based on neighbor complaints.
Apex purchase would likely have to be done by eminent domain

I hope that Andrew Gates gets what he sought. Hopefully the next RE assessment will increase his property value from the paltry 4.3M it presently is to the 20M he feels it is worth. That should equate to a lot more in tax revenue for the City of Pawtucket.
In the meantime, if he does not properly maintain the location, he should continue to be cited for neglect. If he fails to address issues in a timely manner, he should be fined. Neighbors and residents should not have an eyesore in the area, especially a site that its owner feels is worth some 20M.

An asking price is just that. The fact that Lucchino and the city complained that the price was too high indicates that the city doesn't think it is worth $20M, so their tax assessor would have a hard time arguing that it is. If they assess it at $10M, that's a different story.
And absolutely, the city should make him bring up the condition on the property where he has not maintained it.

Another critical comment I have heard from Rhode Islanders is with regard to how Larry Lucchino handled the announcement, apparently not notifying even his main advocate, Mayor Grebien, in advance of the announcement. If true, that's a real stand up move, Larry.

Lucchino went to the mayor's office yesterday morning before he left for Worcester. The mayor wasn't in so he dropped off the letter with the instructions that the mayor should read it asap.

Lucchino is/was/will always be a snake. I knew the minute he took over the Pawsox that we were all in trouble.
Starting to sound a little like the New Britain Rock Cats and the sneaky way their management left. The only difference is that they're still in Connecticut and play about 12 miles from their old home.
Thanks to the Hartford Yard Goats, we here in New Britain were stuck with the Atlantic League. The stadium was built to AA-level standards. The Bees do not draw at all. I rarely see the place half full.
As for the Red Sox? New Britain had them from 1983 until 1994. Back then, the Sox wanted the AA-level franchise in either Springfield or Holyoke. The Minnesota Twins came in for 1995. They played one season at Beehive Field next door until New Britain Stadium was ready (just barely) for 1996.
