Another project in that area, the proposed 12 story residential building on Chestnut Street (next to the Mayor Thomas Doyle House) in the Jewelry District, is being modified for height. In response to a neighbor's suit against the project for its height, the developers have reduced the number of proposed floors to 9. It is still their plan to proceed.

Drove by this site yesterday. Site prep work has been started. The parcel is all fenced off and heavy construction equipment is doing excavation work.

Further updates on other projects in the district area:


Two structures presently under construction are nearing completion:

The 175 room Aloft Hotel at Clifford, Dorrance, and Dyer Streets. The opening is expected this summer.

Residential building at S Water and Tockwotten (across from Al Forno)


Two mixed use residential buildings have seen foundation work mostly completed and are progressing with ongoing construction:

Emblem 125 (at Friendship Street, Richmond Street, Clifford Street, and Chestnut Streets), a mixed-use project on Parcel 28 that includes 248 residential units and approximately 22,700-SF of retail space. The project broke ground in October of 2020 and is expected to be complete in Summer of 2022.

Parcel 6 (at Wickenden, South Main, Pike, and South Water Streets) mixed-use/mixed-income development plan includes 62 residential units (half of which will be workforce housing), a 13,000-SF grocery store (the much rumored and talked about possible Trader Joe's), and approximately 10,000-SF of commercial/retail space.

Finally saw an update on the The Beatrice, a 47 room boutique hotel. After much delay, it is now slated to open late this summer. It will also house the Bellini, a contemporary Italian restaurant from Ignazio and Maggio Cipriani.

At least River House is going back to the student housing model that the state originally approved. The developers pitched that model to get tax breaks and then quickly ditched it upon its opening marketing it instead to young working professionals. My main issue with Brown owning it is that it appears it is only for Brown students. I had thought the original intent was for all students attending class or labs in that area. In addition to the Brown Med School, that would ALSO include the URI and RIC nursing students at the South Street Power station.
