Thank you terrasurf for your helpful advice. I'll check out bonnet shores in Narragansett and Charlestown. I am staying in Jamestown so I will look at the neighborhood you suggested above. Thanks again.
This is an old thread revived. But, it may be worth mentioning in the Spring of 2018 something extraordinary is happening on the RI summer home front. In the last 2-3 years Jamestown seems to have been discovered in an incredible way. Summer home buyers from New York, Connecticut, Massachusetts & points beyond seem to have zeroed in on the island big time. What had formerly been considered a pleasant, upscale Rhode Island town is now considered almost a resort island by outsiders. Real estate prices have soared to the highest in the state (except for Block Island). Full time locals are cashing out and mostly being replaced by summer home buyers occupying just a few months a year or retirees. Often one of several other houses these affluent buyers may own. More houses in the winter are sitting empty.
I'm told, by those in the know, one of the reasons for this phenomenon is Jamestown is now seen an exclusive, but convenient island. It is still priced significantly lower than the Hamptons, coastal Connecticut, the Vineyard or Nantucket. A drive around the island shows tons of expensive building, mostly renovation happening. The down side, if there is one, is locals who grew up there and want to stay, may be priced out of ownership.
Jamestown is ranked as the 444th wealthiest place to live in the United States as of 2016, with a median home sale price of $1,229,039.[3] from Wiki
My guess is that wealth ranking has increased considerably in the last 2 years since the island has again become the second and third home favored by the rich across the region. These days when you ask someone in Jamestown if they live there, they respond, "I have a house here".
Also Little Compton and South Tiverton. You could also get a home on an island, Prudence or Block island.
This … but the OP had better have $$$$$$$$ for the purchase. The OP should also consider Westport, MA next door, but the same economics are in play. I can't imagine, BTW, anyone recommending most of Middletown. Portsmouth yes, but Middletown … I don't think so (though there are some nice areas). Jamestown, OTOH, would be an amazing place to get a second home, but the $$$$$$$ thing applies there too.
You couldn't pay me to buy on Block Island … very expensive with absolutely zero of the benefits someone would take for granted on Martha's Vineyard or Nantucket.
The OP should also consider Bonnet Shores in Narragansett, great beach and reasonable prices (or at least that used to be the case, hard to say anything is "reasonable" anywhere on the New England coast anymore).
Outside of Stonington, you'd couldn't pay me to invest in the Connecticut coast. But then my opinions about CT are on full display in an earlier thread.

people pay to live on Block Island not to receive the so called benefits you perceive MV and Nantucket to have

The majority of rural Westport MA would be much less expensive than Jamestown. Agree, most of Portsmouth and especially Middletown (except direct waterfronts) are a suburban mess. With the Vineyard & Nantucket acting as the gold standard, much less expensive Jamestown is in the biggest demand for the rich who want an island bargain. It only lacks their sandy beaches.
