Default Budget for apartment on the East Side

I've been looking at apartments on Craigslist and to be honest I've been a little depressed at how many crappy looking apartments there are out there. For a nice 1 bedroom, in a nice/cool area of the East Side, how much should I plan? And can you tell me what areas are good?

Also, what's up with electric heating in all those old places? I know I couldn't rent a place with electric heating because it would cost me a fortune to heat in the winter...

Does anyone have feedback on Samson realty? Are they ok?

In case you hadn't heard the ES is the most exp part of Prov. You might want to look for a place that includes heat. There are 1 beds for under 800, perhaps in the Fox Point area, most likely without parking. In terms of location that would be good though. Samson have a lot of properties around. You can try Doyle Realtors- they have some reasonable listings on CL.

Providence is an old city. This is a large part of its charm. There are no new apt complexes on the East Side within walking to shops, etc. Much of the stock rental housing has been rented to students (Brown & RISD) for many years as well.

There are some new condo complexes and older multi families converted into condos, so you might try to find a condo for rent.

As to budget expect to pay 900+ for a one bed and 1100+ for a two. I agree with you about electric heat but I find that it is fairly rare on the East Side.

Samson is fine- they've been doing lots of rentals since the sales market slowed down. Also call Residential Properties and Coleman realtors for rentals.

You could also check out apartments in the LaSalle area of Providence. There are some really nice 2 family houses. I think you'll mostly find oil heat with some who've converted to gas.
