Most anything in Short Pump would be considered safe. $1000 for a one bedroom? It completely depends on what you are looking for. I lived in the Madison at Spring Oak when it first opened (almost nine years ago) and it is okay--good location. Typical garden style apartment (I was used to high rises and there is a major noise difference). Flats at West Broad Village are new--heard somewhat mixed reviews. Reflections at West Creek are supposed to be nice--there is another poster on here who I think lives there with her family after relocating. If you head over toward Nuckols Rd. the Gardens at Twin Hickory and Carriage Homes at Wyndham are nice. You will pay for community amenities and how updated the apartment is. Everything in Short Pump is at a premium because of convenience and top-tier school assignments. Check out the apartment rating websites and ignore the percentage recommended and read the actual complaints. A lot of times people whine about petty things, but if you see over and over that the walls are too thin and you are sensitive to noise, scratch that off your list.

All of Short Pump is nice, theres no "bad" area here. You can get a 2br for under $1000/month during a move in special but don't expect to keep it for long. As far as Reflections of West Creek, STAY AWAY!!! I currently live here and wish I didn't. The Apts are nice and the property is kept up but the management company is braindead. I also know from many of the people that have moved out this place doesn't understand "Typical Wear and Tear" they expect you to move out with the apt in the EXACT condition you moved in. They will not deal with any complaints unless it's bldg maintenance related. Any complaints about loud neighbors, funny smells, loud music whatever, they'll just tell you to call the cops likes it's there issue.

Maybe not much help to you but we just signed a lease with Madison at Spring Oak (for a 3 br)and found it better than the Gardens at Twin Hickory (very small and plain) and Reflections (what snatale says, not a good vibe about mgmt.) and we are very happy with the choice we made....SO FAR. We have not moved there yet! But the gated, somewhat more upscale feel of Madison will have to do for the next year.

Being across from the Short Pump mall and nearby amenities is a plus (Bertucci's!) and management's flexibility/professionalism was outstanding when we first visited. Ask for Jennifer. Good luck!

I rented for a short time at The Carriage Homes and had a very good experience. Just a hint though.......do not rent a first floor unit, the noise from above is horrible. The 2nd floor ones are fine. Management was great to work with . They allow pets as well.
