The job market in the whole area is quite good so if you can deal with the traffic that has some areas locked up and all of the unacceptable behavior of the thuggs and rednecks then you can do well here.
As a region, Richmond is pretty safe compared to its peer cities.
Go to this link http://www.grcc.com/files/2007_Compe...rt_January.pdf for a recent comparison of Richmond to other cities.

And traffic in Richmond is NOTHING compared to other places... spend a day in NoVa or Hampton Roads for proof of that.

Tripletwenty: Look at 23060 and 23233 -- this is a nice area, and there are a lot of townhomes being constructed. There are also some older neighborhoods that will be in your price range. Check out realtor.com. This area is also very safe.

Just a couple questions, what is the neighborhood in eastern part of Henrico like, where one would go to Varina High School?

I see a lot more affordable single family homes in eastern Henrico. It's hard to tell what kind of neighborhood it is in with only a small picture of the house.

Anyway, it seemed that the closer you go to the city of Richmond city limits, the worse the neighborhoods appeared. I drove through some neighborhoods in Richmond where there was a home that was redone with new siding. porch, front door and windows and looked great but it was surrounded by homes whose exterior was somewhat dilapidated, or were boarded up and a street that didn't look safe for someone to walk at night.
I would totally disagree with the person who said the west end crime is comparable to eastern Henrico. It's just not true. Yes, you have to be careful of specific neighborhoods, but you are right, the closer you are to Richmond, the rougher it gets, in most cases. The near West End (Grove Ave. area) is excepted. Also, the Richmond Section 8 housing is largely located on the eastern edge of the city, abutting Henrico County, and that is a real base for gang, gun and drug violence.

eagles? no crime?

uhuh.. i got a flyer in the mail for 'undiscovered paradise' what a laugh, theyre sending out maps to it, just like yall. ROTFLMHO. the east end will be gone in no time dont kid yourself- theres already guns in varina schools. look to chesterfield- or any where else- the roads and schools will get worked on but the further out you go
there you are. henrico population will double fast- no min. lot size, no protection for the environment. all affordable housing- crackerbox style.
the west end is all used up, go east.
it looks nice when you go rural at first, but then your one of the people moving there, and everyone else says come out here, its great. its gone already. what your seeing is a mirage and then a memory. its had a big target on it for awhile now and people are still yelling 'come on down' instead of doing somthing about it

Try zip code 23229 in Henrico. The area around Three Chopt Rd may work for you.
