Hi all. I just accepted a job transfer to Richmond and am seeking advice as I have never been there before but have heard many good things. My job will be located downtown but we are more suburb people. My daughter will be in 2nd grade next year and is being tested now for her schools gifted program, so school is top priority. We are hoping to find a rental house 3 bedroom 2 bath in quiet but friendly neighborhood in the $1100 -$1200 range that allows pets (we have smaller dog and kitten). Looking for advice on areas to start with. I was hoping to keep commute approx 20 - 25 minutes if possible. Thank you for any advice!

Unfortunately, when you look at the great school districts prices for rentals are higher than your budget.

Where are you moving from?

Parts of Bon Air which are in Chesterfield County.. that feed into Greenfield Elem, Robious MS and James River HS could work for you budgetwise. Good school district, shopping close at hand, safe area. Check zillow... if that one ad I saw isn't a come on, there's a decent house on Granada.. 3/2 right within your budget. Don't know about pets though.. it doesn't say.

The best city elementary schools are Fox, Mumford, and Holton. Fox (23220/23221) is in The Fan and you would be priced out of that neighborhood. The Holton School (zip 23227) is in Northside Richmond and you might be able to find a house in Bellevue/Rosedale. You may be able to find a house rental near the Mumford School district also known as "Near West End and falling into the 23226/23221 zip codes. for about your budget but it will be a smaller home. if you wish to be close in, those are the schools you would most like for the rental budget you have. Most commutes in Richmond from either Chesterfield or Henrico Counties are within 20 to 25 minutes commute and the schools tend to be better as a rule. There are a lot of choices and Henrico and Chesterfield counties embody the suburban feel you are looking for. Best of luck!

We are moving from Gulf Coast right now and spoiled by 3bd 2 ba, double garage and large fenced yard for $1150 in a very quiet and safe development. It doesn't appear that a lot if houses have garages up there....what about basements? .

Just to ask, if job came through for husband, approximately how much higher would rent be in a better district?
