Long story short, Ive been on this forum for probably 5 cities now as a single man for the past 7 years, and now Im now married with a 9 month old child and we all just relocated to Glen Allen, VA.

In the next two years I'll be looking to buy a home. We went to my wife aunts house in Petersburgh and I fell in love with her house that was built in 1926 (but I dont want to be live in any area remotely close to Petersburgh).

That said, Im looking for areas where historical houses built in the 20's 30's and 40's that exist for under 199K.

Our first choice would be somewhere suburban (but NOT Petersburgh).
We would take the city as a final option.
Decent school system is nice in the event we dont put our child in private school.
I work from home so distance is not a real issue HOWEVER our church is on the South Side of Richmond and we are there about 3 to 4 times per week as we are pretty active at church.

Im in the research stage right now so nothing is set in stone except our price.

Might I add I LOVE Midlothian.

Again Im just trying to get a feel for where I can start my research at.

Have you looked at Westover Hills? The elementary school is a 4 out of 10 at Greatschools, so that is at least in the average range. These are above your price range, but there might be nearby bargains that need work.

Manchester (Porter and Perry Streets) is seeing renovation happening, and some are in the Westover Hills school zone. I am not sure how safe some blocks are, but you might find your bargain there.

You can also find historic houses in the suburbs, but it takes more work. Here's a farmhouse-type in Glen Allen: http://www.realtor.com/realestateand...-62763?row=600

Also try Mechanicsville, Colonial Heights, Amelia, Louisa, etc. Realtor.com allows you to specify over 51 years old to find older houses.

We lived on the south side, and went through Westover Hills frequently.

I agree that Petersburg has some gorgeous historic houses at good prices. I just would not send a kid to the city schools.

Westover Hills Elementary is in the bottom third of VA elementary schools according to SchoolDigger.com.

If you're okay with the school system or sending them to private school you can find a lot of inexpensive restored homes in the Northside around Brightwood, Ginter Park (More Expensive), Sherwood Park, Battery Park, Etc.
