What's best area/communities/school districts to look in for families elementary & starting middle school in fall? Would like swim/tennis/ posiibly gated &/or golf but not required. Commuting to work near Va common wealth university.
Competitive cheer gyms in the area?

Gated communities aren't big here. River City is very popular for competitive gymnastics. There is new construction in Wyndham in your price range--best of both worlds since you get a new house in an established community with top schools. For golf you could join the Dominion Club. Wyndham has a pool and tennis courts but the Dominion Club's facilities are nicer.

your budget covers most things outside city/river road corridor. If you want a more buckhead type experience it'll be near west end/river road, doswell type will be short pump/twin hickory/wellesley etc.

By Atlanta standards there is no traffic

Researching Virginia for re-location. Looking to retire, son needs to continue working (constructing/painter). Any advice/insight would be most appreciated.

While gated communities are not the norm here, we do have some lovely neighborhoods near/within country club living. For example, I live in Salisbury and the country club within the community has unlimited golf, tennis, swimming, etc with a monthly fee. (You have to join Salisbury as it is not part of the HOA fee. The HOA is voluntary and is $100 per year. The country club will run you about $550 per month BUT housing can run anywhere from $350K to over a million.) Founders Bridge is another lovely community that offers golf.
Now, Hallsley is a VERY popular new home development that has TONS of amenities. While there is no golfing, there is a lot to do. You can always golf down the road at Salisbury, Independence Club, etc.
My children play tennis at our local ACAC, which is an athletic club.

What kind of insight are you looking for? I work with many local painting vendors and could put you in touch with some crews to see if they are hiring. We have a very active retirement community with lots of age qualified neighborhoods if that is what you are looking for.

Default Retiring to Richmond

I am also planning to retire to Richmond area soon. I will be on a small fixed income and would like suggestions for where to find a cheap apartment that will still be safe. Thank you
