Kilmarnock, Irvington, Warsaw
Looking for comments on moving to one of these places so my husband can return to his roots in the Northern Neck and we can be in or near a town. He will retire in 1-2 years and may work for a Ford Dealership in Kilmarnock...? is that still there? In these places can I ride my bike in town? Prices on homes? We need to stay below $175K and have a fenced yard for dogs. Nice shopping, get an antique booth, restaurants, not near swampy areas. Any good place to go swimming in salt water? We like a busy small town atmosphere... We picked these places because they are near water and we miss that where we are right now. Thanks much.

How long has it been since you visited the Northern Neck? I'm asking because all of those towns are -- I think -- considerably more expensive for real estate. They've either become magnet commerce areas for the pretty tony retirement/second home markets nearby or are pretty tony little spots on their own. They all have varying degrees of what you're looking for, but I would expect to invest more for the house you're describing. I'm sure there are more knowledgeable posters here, though, who can help you with specifics. There are some other sweet little towns in that area, too. Do you have plans to visit?

There are several beaches you could go swimming at, where its river water or brackish (meaning fresh and salt mixed). You could also definitley ride your bike through town, but it may take awhile to get from point A to point B. This area has grown alot! (Kilmarnock) There is a walmart now, an applebees is coming this fall, and it isn't as much as a deadtown as it used to be. I also believe they are building a big bowling alley fun center. It has everything you are looking for but may have to up the anty with your home budget a little or settle for less house. However, you could probably find something with a great realtor. Also, Irvington is quite charming but has little there. I believe there is a farmers market, gas station or two, a few shops, a few restaurants, a resort (Tides Inn), and some churches. This is the most charming area of the three. Warsaw has more to do, there is a community college, i believe a ford dealership, restaurants, movie theater is only about 15 minutes away in tappahannock. You really need to visit!! Even a weekend would do. If you are in Irvington it would only take about 40 minutes to get to Warsaw (give or take 10 minutes). And Irvington is only about 5 or 10 minutes from Kilmarnock. Also, the schools in all three areas are great (if you live in Irvington or Kilmarnock the school system would be Lancaster, and if you lived in Warsaw it would be Richmond County).

Also, Belle Isle is a state park and they have cabins (A/C, electric, tv, a few bedrooms, full kitchen). I believe they are realllly affordable so check them out because they are locted midway between Warsaw and Irvington, in an area called Ottoman or Mollusk/Nuttsville. It is located on the water and they rent out canoes, kayaks, and bikes.

HI, what about a good hospital...Kilmarnock? Tappahanock or all the way to Richmond? We would settle for less of a house we want to be near the water so much and near a town. Tnx,

The Applebees so far has not materialized but I sure hope it does. The area is great with a LOT of history. Yes there is a Farmers market in Kilmarnock on the 4th Saturday of the month and Irvingtons is the 1st Saturday of the month. The bowling alley is ghoing up and sahould be done soon. If you like Golf there are a number of golf courses in the area. There is a hospital Rapahanock General in Kilmarnock and Richmomnd is close enough if you should need more extensive care.
All in All it is a nice quiet community and very friendly as well

You may be lucky enough to see Chris Brown in the Tappahanock Walmart! Oh... hes a 19 year old hip hop R&B star from Tappahanock and... ok nevermind... lol
