Default Need info on Glen Allen area...

Considering a move to the Glen Allen area. We are looking for a wonderful, upscale community, great schools, nice shopping, parks. Im not sure where to look in this area. Have only been to Williamsburg once on a trip. Other than that, have never been to VA.
Im looking for an area that also has a "midwestern feel"

We have lived in the Northeast, Midwest and the West. Price range
for housing is around 500-600k, brick colonial type house with an acre
of land. We have elementary and middle school age kids. Also, want an area with good rec sports/little league/soccer
programs as well.

Can someone please steer me in the locations I should be looking at??

you will find those things in most of Glen Allen and Henrico county (far west end of Richmond) Short Pump Town Center is an upscale mall - the schools in that area are all good. You can look almost anywhere and should be fine.

I agree with fj except that you may not find the acre plus lot you are looking for. I suggest however that the farwestend is a great starting point for your search. If you are working with a local realtor they will be able to assist you with specific communities - if you are exploring on realtor.com I suggest you focus on zipcodes 23059 and 23060.

Cross Creek in 23059 feeds into Shady Grove Elementary (one of the best in the state). Lots are 1+ acres. Homes are 15-20 years old, I believe. The homes used to be on well and septic but are now on county water and sewers which is a major advantage. There are 3 homes in that neighborhood on the market now with the cheapest asking around $625k. It's a beautiful neighborhood and most of the homes have a lot of curb appeal (lots of pretty colonials and not so much of the transitionals that are so common in this area). The only downside is there is not a neighborhood pool which is nice when you have young children. Also, there aren't a lot of young children in this neighborhood from what I've been told.

Shady Grove Estates in 23059 also has large lots. They are still on well and septic (I believe there are plans to switch it over to county water and sewers). That neighborhood feeds into Colonial Trail (another excellent elementary). I'm not aware of any homes in that neighborhood on the market, but the ones I've seen listed in there are under $500k.

Other than that, it's tough to find an acre on this side of Broad Street with exceptional schools.

Lots of options w/ respect to sports. The serious soccer people do Strikers. There are a couple of Little League options--Rockville, Glen Allen and Tuckahoe being the ones I can think of.

Your spot on. Cross Creek is the first development I thought of. We loved it but could not afford it.

Strikers for soccer are great-they have club and travel.

The only other area with acreage would be parts of Goochland-closer to Short Pump ie Manakin Sabot, Centerville area.

Don't know about the schools, soccer or little league though. I know Goochland has a lot of beautiful but expensive neighborhoods close to Short Pump.
With the market hey you never know, maybe you can can a good deal.
