Default Real Estate Agents listing homes at 6% - NON-NEGOTIABLE!!!

I am thinking about listing my house for sale, but all of the Real Estate Agents I spoke to around Richmond said they will only list homes for 6% - and they are not negotiable!! This completely bucks the trend around all other parts of the United States, where Agents will gladly negotiate their listing rates. Has anyone else noticed this in the Richmond area? I wonder if there is some collusion going on?

Priority One and Option 1 are discount brokers. I think Priority One only charges $1000 (and then you pay the seller's realtor if they have one). They've been pretty successful selling homes in my neighborhood. I think Option 1 was 5% (maybe 3% to the seller's agent and 2% for them). When we sold four years ago we negotiated with our Remax Agent (I believe we paid 5 or 5.5%). I think if your house is hard to sell, though, they might not be as negotiable.

PM me and I will refer you to a friend of mine who is very very good and will negotiate his rate.

Keep in mind, most agents are paying 3% to the buyers agent so you can only expect them to be but so flexible.

You may also want to try the Help-U-Sell franchise. I used to work for them when we were in the Fredericksburg area.

Why do you care what the agent charges? Real estate fees/commission are paid by the BUYER.

There are certainly some fees associated with the sale that are picked up by the buyer but the seller pays the commission.

The SELLER pays the Listing and Selling Agent because the commission is deducted from the sold price of the home.
