Default Real Estate Zones in Richmond

I've realized I posted quite a bit in the last few days....just so many questions (the main one being ARE WE CRAZY?)

Judging from what I've read here and researched on richmond.gov, We like the west end area seems close to where we live now. I believe this is Zone 20.
However, in researching houses, I don't see many houses with front porches on them in this area.

I see a lot of Victorian style homes in Zone 30, many 300k and under.
Is this a good area? Street I've seen homes listed on are Westeood Ave and Lancaster Road (east of 301/Chamberlynne Pkwy).

Makes me nervous because of course the pictures make the area look beautiful,but the area might be crime-ridden.

Please help!!!!

In its heyday that was a really nice streetcar suburb.... while there is a LOT of gentrification going on over there, it still needs a lot of work and probably has more crime than you'd prefer. It's a mixed bag though. Some streets are really great while others need some work.
