Can anyone tell me anything about this zip code? I'm looking on-line @ homes on Huntsteed Way, Saddleseat Pl, Bridgetender Dr, Longview Landing Ct, McCabe's Grant Ct? Is it your usual cookie cutter nieghborhood with McMansions sitting on postage stamp lots? Thank you, again.

I live in the adjacent rural county west of there, but I'd say mostly "yes" to your question. That said, it's (now) kind of a vibrant, mixed community that's near a good bit of retail development, school-building, etc.

Further note: "McMansion" is kind of a relative term here, depending upon one's desire/need to be near "good" schools, etc. These are all "very nice" neighborhoods, but if you're not bound by school requirements, you have many, many other options.

McMansion is not relative. It's a 3000+ SF house with no distinct architectural lineage. It's an amalgamation of popular design features slapped together. It's brick façade and vinyl siding. It's large garages that dominate the elevation. It panders to the bourgeoise with cathedral ceilings and multi-story foyers. It has fake stone chimneys and too small shutters that could never function. Asphalt driveways and overwrought bump-outs that perplex and confuse yet add perceptual depth.

What I meant by "relative" is that there are many new neighborhoods in the Far West End, some of which might seem "cookie-cutter" or "McMansion-y" compared to some of the older neighborhoods in the same area the OP mentioned, which have mature landscaping, and a 1960s/'70s aesthetic.

I do always enjoy a passionate, pedantic 1AM architectural diatribe, though.

You mentioned "adjacent rural county west of there." Are you in Goochland County? My husband and I actually prefer beautiful Goochland but would we northern transplants feel out of place?

The middle and high schools are much smaller than Short Pump & Deep Run. SMALLER is something I really want for my daughter. I tried to talk her into going to Steward but she felt uncomfortable during the initial visit. Do you think my rising 8th grader will feel comfortable at Goochland Middle? Am I correct to assume that there are not as many transplants @ GMS than at SPMS?
