i just looked at a place today at elm ave sw & 6th (not right at a corner, a little down).. it looks nice a decent area. quiet. but i went during the day so i was wondering if that changes at night or if that's BY a not so good area or what? everywhere i drove seemed nice, but i'm an out of towner haha. thanks for the insight!

Its a nice area, no major problems as far as I know. It is within walking distance of downtown & Old Southwest area.

I wouldn't mind living there but if you are the type who needs for it to be really quiet I would not suggest it. I would say that at times there would be traffic noise and I do see people walking around in that area a lot.
