I messaged one of my friends who knows a lot more about downtown properties than I do. (Disclaimer - he is involved in development.) This was his response:

Not aware of any noise issues at our properties except when we have a band at 16 West Marketplace. Aurora is quiet. Flats on Fifth is quiet. So are Lofts at First and Kirk.

16 West Marketplace does have some noise from exercise machines and weights in the health facility - but those would not be an issue at nighttime (I don't suppose!)

Garland Properties, eh? I have not visited any of their residential properties yet. Guess I should have started my search with them... oh well.

Noise is subjective. Some people can only be awakened by an air raid siren. Others, by a small cat meowing two city blocks away.

I'm somewhere on the middle-right of the spectrum. Quiet knocking on my front door will awaken me, and thus lots of things exceed that threshold when living downtown. Or living under anyone with a wood floor and no noise abatement.

I guess I'm spoiled. Living in a solid concrete high-rise tower from the mid-60's was like a mausoleum. Dead quiet. Haven't found anything around here like that. Not even close.

I'd keep looking, but I'm about to buy a house. Someone else will have to discover The Quiet Urban Sanctuary... if it exists.
