If you go modular one of the major benefits is that once the land is acquired and construction contracts signed, you might I'm guessing get into your house in 4-6 months. In Virginia, custom home construction can really drag on because I understand builders use a Cost Plus system, which stages out payments and builds in profit return at each stage. This provides less incentive to hurry up and finish someone's house, and builders tend to round robin between more houses to minimize voids in their schedule. Better for them, and cheaper for you, but it can make a house take 12 months to finish.

Thanks Sean.... will have to check into it! Do you know much about modulars? I mean are they built well? I can't believe builders are so slow these days.... that's ridiculous... I definitely can't wait a year! (I don't think so anyway  ) Log homes are out for me.. I love them for getaways but toooooo much wood otherwise. My hubby actually looked at one the other day... and obviously the wood rats had moved in.. evidence everywhere....EWWWWW!

well.... here we are again. I JUST got an email back from the modular home people saying they are sending my info to area builders... and it could take up to two weeks for a response. Good grief, i emailed them 11 days ago! If they work this slow at communications then I'm not sure I want them building for me!
On the upside, we've decided to start the kids in school down here. My husbands company is now telling him that there's potential they may need to use him in Eastern VA....
I'm finding out that I can be a very patient person!

i'm glad that my job wont ever have the the possibility of transferring me outside of Charlotte! boy, it would suck to be teased with a nice area and then possibly have to move east! what town would that be in??

Yes, it has been quiet the roller coaster! The area "East" we are told is around Franklin, VA. We know absolutely nothing about that area.... nada. So, we are hoping (and praying) that the contracts go through for Covington... we're already attached to the area!!!!!!

update
We found a home!!!! Praise the Lord! We actually found exactly what we were looking for!! A fairly new Colonial within the city limits of Covington and we got an awesome deal! I am so excited and can't wait to make the big move! 5 months of searching and I can say it was worth the wait! THanks to our awesome realtor ... she was great.... and really showed us what a realtor should do for their clients.

I am glad she's been awsome for you. I'd tried in vane several times to find out about that home for you and another for a second set of clients. I guess because I was an agent also. They wouldn't even respond to my calls or e-mails. Good luck with your move.

Hey!! Where are you from in Texas? I was born in Bexar county and grew up in Northeast Texas in a tiny town called Pittsburg. I moved to VA in Jan, 2008 and absolutely LOVE it! Its the perfect place for a single mom of two teenagers and there are TONS of things to do! I moved to Max Meadows, just outside of Wytheville. I am SO shocked when I hear people say "there is nothing to do in Wytheville" OMG! Its amazing and there are so many things to do! Dont worry about your accent, we blend in *winks* Ive been here for 8 months.. you are going to love having "seasons". It is beautiful year round!

We're from Southeast Texas, down in the "Pineywoods". We are looking forward to making the final move.... I too have to smirk when I read about folks saying there's nothing to do up there. Maybe I'm just used to small towns... but I don't think I'll ever get bored up there! I realized on my last visit up that we will fit in just fine... I spoke to a gentleman and his accent was way more southern than even mine... and he is from Virginia! So I'm not worried at all! What brought you to Virginia?

We're not in the Covington area but I thought I'd suggest a weekend trip to Cass, WV. We went through the Covington area on our way from Boones Mill to Cass Scenic Railroad State Park. Cass has historic ties to Covington. We rented a company house there for a couple nights and had a great time. The train ride up to Bald Knob was really memorable and our girls (ages 6 and 8) enjoyed it. There are some fantastic camping and hiking opportunities in that area. Plus you're close to Snowshoe for skiing!
