Seems like the most sought after and established neighborhood is the Boonsboro/upper Rivermont area. However, I've been seeing a few decent houses pop up on the market closer to lower Rivermont and even neighborhoods like College Hill toward downtown. I've always wondered why lower Rivermont wasn't as prosperous as the upper section or Boonsboro. Are flippers down here trying to make that a new reality?

I would love to see lower Rivermont make the leap and have a visual neighborhood continuity from one end to the other. (From the end of downtown to Boonsboro).
I've also noticed 501 driving away from L-burg, towards Rustburg (on the other side of the mountain from Liberty U) has some nice little neighborhoods popping up not far from the main road. I will guess at some point those properties will gather interest to those who work for the college to move to and gather some promising real estate value in a semi-rural setting.

Definitely Daniels Hill and Lower Rivermont. In Daniels Hill, the Lofts at the Point project at 41 Cabell Street just wrapped up last month with 42 market rate units (project cost $4 million https://www.loftsatthepoint.com). All along lower Cabell street homes have recently been or are now under renovation/restoration with Victoria Bartholomew a leading player in the restoration of homes along that street (Victoria Bartholomew)

In Lower Rivermont, developer Tony West has been killing it with residential development most recently finishing up construction on The Virginian Lofts (22 market rate loft units) last month at 301 Rivermont (https://www.facebook.com/pages/categ...1882924922826/), has an additional 17 units under construction at 401 and 405 Rivermont, and just received preliminary approval from the city planning commission to convert the old Ellington Theatre at 421 Rivermont into 23 units for a total of 62 new market rate units on that block of lower Rivermont which should help the property values tremendously and increase the street vibrancy.
