Its not that simple.
Its a privately owned hotel.
According to a 2007 news article, the IRS had a lien on it for ~170k in unpaid taxes plus lenders are trying to foreclose on it. Im sure the story has changed since then but the last I heard, the NYC company that owned it still owes back taxes...

It is on the National Register of Historic Places, by the way.

Newest news the PH hotel is now open. There are condos that tenants are occupying. There are businesses such as a cafe located there as well. It has been fully renovated and is available to charity events as well as wedding receptions ect... It has been completely renovated and is beautiful. Roanoke residents are excited for an old piece of history to be put to use again.
