Default house inspector

We are buying a house"sold as is"
could anyone recommend an inspector in blacksburg area that does a meticulous job inspecting and also provides information on costs to fix the problems?
any word of wisdom on sold as is? is it a no no situation?

I don't have any experience on buying a property "as is" but will give my 2 cents on the value of a home inspection. The only thing it's good for is to find things to get the seller to pay to repair.

Anything further than that, your home inspection is not guaranteed nor is the inspector liable for anything that is undiscovered.

Case in point: Our building inspector saw some water spots on the ceiling of our home. He deemed them "old" saying that there was a "really big rain" recently. Well, come to find out, after we moved in and the next big rain occurred, we find out that our roof leaks. We had to replace the whole thing at our own expense. There was nothing we could do in terms of our home warranty (which I also think is useless) or the home inspection.

Bottom line: buyer beware! You could be getting into a HUGE can of worms. Selling "as is" usually means the sellers are aware of problems and will not do any repairs. So a home inspection may be useful to tell you how big of a can of worms you might be buying, but they also might not find everything. A poor home inspection gives you an "out" of the contract too I think.

You would hope so! Not all sellers are honest. Ours didn't disclose anything. I don't know what kind of recourse you have for that either. Probably none. How can you prove whether someone did or didn't know something?

very true. especially they moved out a year ago. whatever is wrong, they could just pretend it happened after they left...

He inspected our "as-is" purchase, and with the info he gave us, the "as-is" situation turned into a "ok, we will take care of some stuff" situation. I think that, in this economy, people are willing to work with you more if it means they can get the sale done.
