Does anyone know how to figure out the property taxes in Rochester? I'm thinking of buying a home in the Rochester area, but I can't seem to figure out what the taxes will be. Is there a formula the county and/or city goes by??

Not really....they're pretty high and there's no way around that (yet, they are supposedly working on that issue right now)...property taxes can vary greatly from town to town and even neighborhood to neighborhood. The only method I know of is by searching for real estate on Nothnagle.com. Nothnagle is the largest real estate company in the Rochester region and on their website, they give the property taxes for all of their listings. I'm amazed at how much taxes can vary...a house at one address can have property taxes of 4-5k....then you see another listing for a similarly priced, aged, and sized home..in another neighboring suburb...and the taxes could be 2500.

Depends on county, town, village, and school district. Best resource I found is:

Tax Rates (http://php.democratandchronicle.com/tax_rates/?cnty=monroe - broken link)

Some notes I've picked up in my house search:
1. Riga is the only town without a town property tax (still pay county/school) due to the $1.5M landfill income.
2. Even the county rate differs from town to town based on some cryptic formula that the county uses to determine what the fair share of taxes are for the town vs. the assessed property value of the town.

Yep... depends on which town your moving to. Each of the major suburbs that ring the city have their own property & school taxes, plus the county property tax. Generally speaking, the city property & school taxes are less than the "desirable" suburban towns. I live just inside the city limits, and my friend in the town of Penfield (his house is about 5 miles from my house) pays a few thousand more. His school property taxes are much higher than mine (apprx. $3k more).

But some will say you get what you pay for... and I suspect most searching these types of forums would prefer the suburban school districts.
