Rainaldi is looking to get going on Phase III of the Armory real quick. It looks like he's hoping to start in Nov. And he already has retailers lined up. It's great to see higher end retail coming back to the city.

These renderings are fantastic too I think. I love how the building looks like it's basically sitting over 490.

More retail stores will be built at the Culver Road Armory for phase three of the Culver Road Armory project. The project began in 2009 when developers from Whitney Baird Associate's bought and began re-developing the once military installation.

The first two phases, completed over the last few years involved the creation and development of two buildings where 11 upscale retail stores, restaurants and office space have set up shop on 145 Culver Road.

The third phase will involve building a landmark where one to two retail shops will be able to move in and the creation of multiple hiking trails including one that leads to Cobbs Hill Park.

Fred Rainaldi, the developer said they will add 100 parking spaces to the already few hundred currently there. The third building is the closest to 490 and will be accessed by the existing entrance and exit, something Rainaldi says is traffic mitigating.

"Building three will be one story and 14,000 sq. feet," Rainaldi said. " It is a mix of all building materials in first two buildings, it will have brick and cedar elements, stone and beautiful glazing and steel features here as well."

In 2013, Rainaldi had announced that phase three would include a condominium. After multiple meetings with neighbors and staff, he decided to build another place for retail stores in order to protect the current businesses.

"The change is tied to protecting the businesses that have joined us here," Rainaldi said. "We've ushered in new brands to the market and when you have retail stores like you do here at the Armory, it's your obligation to protect them through critical mass of retail and depth of services."

Chris Stevens, the president for the Upper Monroe Neighborhood Association, the neighborhood where the Culver Road Armory is located said, "The armory has been a vibrant positive asset to the neighborhood and we're delighted to see the final phase of the project ready to get underway."

Rainaldi said he knows which retailers will be moving into the phase three building but didn't want to specify. He also says the investment for building three was 2-million dollars.

I really liked the look of that condo building they originally proposed, but this still looks nice and probably fits that spot better anyway. Looking forward to watching this progress, drive right by there a couple times a day. Aren't these also the guys that own the Monroe Theatre? Hopefully they can finally get around to getting a tenant in there soon.
