I've heard of the 3 P's. My realtor actually told me about that. Are Penfield schools better than Webster? I've heard great things about Webster and Penfield. I heard Webster was a better sports school. My dilemma now is the development we are looking at in Penfield which we love (Galant Woods off of Hatch Road) is Webster schools. Good or no? If you live in Penfield and go to Webster schools, I assume that would seperate you a little from the activities in Penfield or is it not a problem. I want to be a part of the community with my boys so I'm trying to figure the best route to go. It's hard being so far away trying to do this! We are actually coming up this weekend so I'll be able to check it out first hand. If you know of any new construction developments with a price range from 275 - 350K in Penfield with Penfield schools, let me know to keep my options open. Victor also has lower taxes which is appealing but my first instinct was Penfield, Perinton area so I'll stick to that. Now the issue is the schools - webster or penfield. Thanks so much - I really appreciate it!

School: Penfield and Fairport High Schools are better- if it is sports you are looking for- I would look at Fairport- for education and Sports alike- and rec center and community feel (that is Perinton/Faiport- they are the same). You can buy a great home in both towns for the price you are looking for. New builds in Fairport will be tough but there are newer homes. The same is true for Penfield Schools- unless you do as you say and send them to Webster. Honestly, I would buy a newer home in Penfield and send them to PHSor in Perinton/Fpt and send them to FHS. As a parent, and someone who grew up in the area, They are the better of the options you are looking at... Stick within the three P's.
Here is some advice... go to Nothnagle.com - Rochester's Full Service REALTOR® and do a search for Fairport Schools and for Penfield Schools... this is easier if you are looking for a specific school because otherwise the borders get fuzzy sometimes- especially with Brighton/Penfield and Webster/Penfield.

Don't stop looking at the listings once they get below your range- they start over again once the Nothnagle listings have run out- keep looking until you find your price range loop again in the listings- they are from other realtors. Nothnagle just has the largest selection in the area... try Remax as well...

Wow..I feel so dumb now. I couldn't for the life of me figure out why the priceranges kept "looping" when we were looking for houses on Nothnagle last spring/summer. So it goes by realtor. I was under the impresseion that after you reached the bottom or top of your pricerange, the prices "looped" because they had less of the selected options. Learn something new every day

I am ALWAYS on nothnagle... that is the only reason I know that- you can tell because the Nothnagle listings all have pics of the agent, but once you roll over to the next grouping, the other company has no pics of an agent! I spend way too much time on nothnagle.com

haha...me too actually. I always like to check up on listings. I like to look at houses in the city, do the "search by street" feature and look to see if there are any houses on Oxford, Barrington, East Ave, Park Ave stuff like that. I hope to one day (when kids are all done with school) to buy a nice old house in one of those areas of the city.

My husband and I used to live in walking distance to Park Ave area (from Brighton) and would dream about owning a home there...
